Purpose of Bylaw and Development Variance Permit: The applicant is requesting to rezone the site shown shaded in grey on the location map from General Agriculture Zone to Business Park 2 Zone in order to develop a multi-tenant business park with two buildings with a total floor area of 62,620 square metres, and the creation of a lot for the pump station.

In addition, the proposal includes a Development Variance Permit to reduce the minimum setback distance for a Class A (red-coded) channelized stream from 25 metres to 10 metres; and for a Class B (yellow-coded) ditch from 7 metres to 2 metres.
