NEWTON — Yet another development application that seeks to transform the corner of 64th Avenue and King George Boulevard has materialized.
The site has sat dormant for years and houses the Surrey Public Market building that was constructed in the 1990s.
A preliminary notice explaining details of the proposed development, at 6396 King George Blvd., was sent to area residents on May 31.
The owner, Yorkton Place Development Corporation, applied to Surrey City Hall for rezoning and a development permit in October, 2016.
Proposed is a mixed-use commercial and residential project, containing three one-storey buildings and one six-storey building.
It would include more than 24,000 square feet of commercial space, 83 apartments, and the buildings’ heights would be capped at 72 feet, according to the notice.
The notice says it provides “an opportunity to express your opinion about the application early in the land development review process.”

“Staff are currently reviewing the application, and anticipate proceeding to City Council for consideration of first reading in the fall of 2017,” Ron Hintsche, a planning manager with the City of Surrey, told the Now-Leader.
The site has seen numerous development applications over the years, but none have yet to follow through.
In 2014, the property was subdivided into three parcels: a 3.4-acre riparian portion that was conveyed to the city that contains watercourses, 6388 King George Blvd, and 6396 King George Blvd.
City council gave first and second reading last October to an application for the parcel at 6388 King George Blvd. A developer’s plans to build 36 apartments and 40 townhomes there.
If both projects are completed, it would mean 119 apartments and 40 townhouses at the busy corner.
